Extra funds on your existing home loan, at close to home loan rates instead of personal loan rates.
A top-up adds fresh money to a home loan you are already running. Because it is secured on the same property, it is priced far closer to a home loan than to a personal loan, and that difference is very large.
A ₹10 lakh top-up at 9.5% against a ₹10 lakh personal loan at 15% saves several lakh in interest over a ten-year term, and the EMI is far lower because the tenure can be much longer. For any substantial requirement where you already own a mortgaged home, this is usually the cheapest money available to you.
The total of your existing loan plus the top-up must stay within the lender's loan-to-value limit against the current property value, typically 75% to 80%. Since property values usually rise and your loan balance falls, the headroom grows over time. Most lenders want at least twelve months of clean repayment first.
This catches people out. Interest on a top-up qualifies for the Section 24(b) deduction only if the money is used for buying, constructing, repairing or renovating the house. Use it for a wedding or a business and no deduction is available. Keep the invoices if you use it for renovation, because you will need to evidence it.
A top-up extends your borrowing against your home. Used for renovation or to clear expensive credit card debt, it is sound. Used for consumption, you are converting a short-term want into a twenty-year secured liability on the roof over your head. Be honest with yourself about which one it is.
We check your available headroom, arrange it alongside a balance transfer where that produces a better overall rate, and tell you plainly when a top-up is not the right answer.
Priced near home loan rates because it is secured on property you already own, saving several percent a year.
Can run alongside your home loan for up to 20 years, which keeps the additional EMI small.
The same property already secures the loan, so the process is far lighter than a new secured loan.
Interest qualifies under Section 24(b) where the funds go to construction, repair or renovation. Keep the invoices.
